Access Statement for Linton Guest House, Lavorrick Orchards, Mevagissey, Cornwall, PL26 6TL

Introduction

We aim to cater for all our visitors needs.

We have recently refurbished Linton which was formally a 1930’s bungalow.

The following statement is a summary of our provision.

If you have any specific questions please fell free to call us and we will endeavour to help you.

I am sorry but we do not have disabled access due to the original door sizes and elevated entrance.

Pre-Arrival

The main train station is 6 miles away. (St Austell)

Buses and taxis are located in the train station grounds.

There is a car hire office at the station.

Bus stop in Mevagissey, approximately 15 minutes walk.

The nearest airport is at Newquay.

Regular flights come from around Britain and Europe. See www.airsouthwest.co.uk and www.ryanair.co.uk for time table and destinations.

Arrive and Car Parking

Check in time is between 3pm and 6pm, later check-in times can be arranged with prior notice.

There is ample off road parking at Linton, with parking allocated for one car per room, further parking can be found on the road on Lavorrick Orchards.

The car park surface is of a small size gravel and is level.

Lavorrick Orchards is marked by a sign off School Hill.

There is an outside light to the front of Linton and street lights lighting up the entrance to the car park.

Linton

On arrival please park in the spaces allocated, allowing room for three cars in total.

Additional parking is available on the road to the side of Linton. The road is slightly sloping.

At the base of the steps is a small concrete paved area, eight concrete paved steps lead to the paved patio which leads to the front door. Entrance is through the porch which has a threshold step. You will be given keys to the front door and your bedroom on arrival so that you are free to come and go as you please.

Porch – Tiled with door mat. Two occasional chairs. Small threshold to:

Hallway – Carpet with door mat. Stairs to first floor. Doors to two bedrooms and dining room. One radiator.Tasteful pictures on walls.

Dining room – from the hallway, first on left with carpet. Three dining tables and chairs, small dresser unit. A selection of tasteful pictures on the walls. Log burning stove with slate hearth which may be lit in the winter months.

Kitchen – From the hallway. Private.

King size bedroom 1 – from the hallway. Decorative metal framed king size bed (5ft x 6ft) with four pillows and duvet, one mirror drawer unit, two glass bedside tables with lamps. Wardrobe with high level cupboard and shelf. Dressing table with stool, two chairs and small glass table. Pretty pictures to the walls. Carpet to the floor. Curtains to the window. Free view colour TV, clock/radio, Bluetooth speaker. Beverage tray. Radiator. USB plug sockets.

En suite – window with blind, tiled flooring, large shower cubicle with glass sliding door. WC, wash basin inset with vanity unit, mirror with shaver socket. Heated towel rail.

King size bedroom 2 – from the hallway. Decorative metal framed king size bed (5ft x 6ft) with duvet, four pillows. Single wardrobe with shelves, glass dressing table. Two bedside tables with lamps. Two chairs. Carpet to the floor, curtains to the windows. Radiator. Full length mirror and tasteful pictures to the walls. Beverage tray. Free view flat screen TV, clock/radio, bluetooth speaker. USB plug sockets.

En suite – window with blind, tiled flooring, large shower cubicle with glass sliding door. WC, wash basin inset with vanity unit, mirror with shaver socket. Heated towel rail.

Carpeted stairs to the first floor with hand rail: 12 stairs

King size bedroom 3 – carpet to the floor. Blinds to the windows. Pictures to the walls. King size bed (5ft x 6ft) with duvet, four pillows. Two glass bedside tables with lamps, glass dressing table with stool. Occasional settee, fitted wardrobes and shelving. Small glass table with two chairs. Free view flat screen TV, clock/radio, bluetooth speaker. Beverage tray. Radiator. USB plug sockets.

En suite – window with blind, vinyl flooring, large shower cubicle with glass door. WC, wash basin inset with vanity unit, mirror with shaver socket. Heated towel rail.

Outside – Paved patio with wooden handrails. Concrete paved with medium sized pebble chippings to the side. Patio table and chairs to enjoy the sunshine all day long! Two wooden benches. Various flower pots. Level lawn.

Additional information

There are smoke and carbon monoxide detectors fitted.
